Like most roofs, standing seam experiences a lot of movement that occurs from the climate control and pressure of the building. This flexing can cause the panels to shift, slowly loosening flashing and sealants and eventually allowing water to get in.

Most standing seam roofs are installed with a 10- to 30-year manufacturer’s warranty. Once the original 2-year contractor’s warranty runs out, any certified and approved contractor can make repairs and replacements. Unlike membrane roofs, standing seam roofs typically do not start to show problems until years 5 to 7 after the original installation. So if a building owner has a manufacturer’s warranty and a contractor workmanship warranty, they are enabled to use the contractor of their choosing for repairs and services.
